Hedonic Regression Method (HRM)

• The word hedonic refers to pleasure, and reflects the desirability or quality of otherwise non-priced aspects of the environment.

• E.g. The effect on residential home values of quiet, stable neighborhoods with fine views, low crime, easy commutes, and little smog.

• Reveals willingness to pay for environmental, health, safety, and community qualities.

• Can estimate a type of demand curve for a particular level of environmental and other qualities.

Example of HRM

• E.g. Chicago apartments with views of Lake Michigan command on average a 26 percent rental price premium.

• Land fronting on Lake Michigan sells at prices twice as high as land 500 feet inland.

• The hedonic value of clean air in the Los Angeles area was approximated at $381 per month for locations with more direct access to fresh air.

翻看了一下新帕尔格雷夫大词典，hedonic function译为享乐函数，

hedonic regression是否译为享乐回归?

特征回归啊，是一种质量调整的方法！

较好的做法是就叫Hedonic回归、Hedonic模型。
Hedonic英文原意是享乐的意思，国内也有将Hedonic Model翻译为享乐模型，但中文意思好像容易产生歧义。再有一个翻译为特征价格模型，不过在Hedonic价格指数方法中有一种Characteristics Price index可以翻译为特征价格指数，它与虚拟时间变量指数，Hedonic价格估算指数等对应，都是利用Hedonic价格模型。所以如果翻译为特征价格模型也有可能与特征价格指数混淆。故最好的办法就是将其称为“Hedonic模型”
