It is more difficult to assess the cost of equity capital of an unlisted company. Explain why this is the case. How can a reasonable estimate of the cost of equity capital of such an unlisted company be made?

因为上市公司采用市场公允价值来确定其公司总价值（市值），这样便是一个综合指标来衡量公司的盈利性、成长性等。因而，可以较为全面的衡量公司价值。
   而非上市公司，无法采用公允价值计价，因而只能采用净现值法或者净资产法。
